Huntsville real estate market snapshot
The former Lakelands Association of REALTORS® once served Muskoka. It later merged into the OnePoint Association of REALTORS® in 2024. As of October 2026, we could not find official, publicly released September 2026 figures for Huntsville from the board, so we are not listing numbers here.
Waterfront, in-town and rural properties behave very differently, so a general average is less useful here than almost anywhere. Instead, contact us and we will pull current sales for the lake, road or neighbourhood you care about.
Huntsville and Muskoka areas
The Town of Huntsville includes the downtown and several smaller communities. Here are a few Huntsville real estate areas buyers often ask about:
Downtown Huntsville
Downtown has Main Street shops and restaurants along the Muskoka River. It also has older homes and newer subdivisions close to town services.
Hidden Valley
Hidden Valley is home to the Hidden Valley Highlands ski hill on Peninsula Lake, with cottages and year-round homes.
Port Sydney
Port Sydney is a village on Mary Lake with a public beach, cottages and family homes south of town.
Utterson
Similarly, Utterson is a small rural community south-west of town, with larger lots and a quiet country feel.
Lake of Bays and Dwight
Lake of Bays, meanwhile, lies east of Huntsville in the neighbouring Township of Lake of Bays. It has cottages, waterfront homes and the village of Dwight.
Living in Huntsville
- Schools: the Trillium Lakelands District School Board and the Simcoe Muskoka Catholic District School Board serve the Huntsville area.
- Parks: Arrowhead Provincial Park, Algonquin Provincial Park and lakes all around town.
- Things to do: the Algonquin Theatre, Muskoka Heritage Place and four-season outdoor fun from paddling to skiing.
- Shopping: downtown Main Street and the Highway 60 corridor. For more, see the Town of Huntsville site.
Life here follows the seasons. For example, summer brings boaters and paddlers to the lakes. Then fall colours draw visitors from across Ontario. Finally, winter means skiing, snowshoeing and quiet roads. Many buyers start with a cottage and later decide to make Huntsville home all year.
Commute and getting around
Highway 11 runs north to North Bay and south to Barrie and Toronto. In addition, Highway 60 heads east into Algonquin Park. Ontario Northland runs intercity coach service. Approximate drive times: about 30 minutes to Bracebridge and about 1.5 hours to Barrie. Cambridge, meanwhile, is about 3 hours away, depending on traffic and weather.
