Let’s get your home ready for Realtor.ca! Remove personal photos and expensive items. These photos will be on the internet forever, and we value your privacy. Here’s a comprehensive staging items checklist you can use:

General:

  • Clean and declutter every room.
  • Repair any visible damages such as cracks, holes, or leaks.
  • Apply fresh paint where needed to refresh walls.
  • Ensure all lights are working and replace any burnt-out bulbs.
  • Remove personal items like family photos and overly personalized decor.
  • Make sure all windows are clean and curtains or blinds are in good condition.
  • Depersonalize and neutralize decor and color schemes.
  • Keep pets and pet-related items out of sight during showings.

Living Room:

  • Arrange furniture to create a welcoming and spacious feel.
  • Add decorative accents like throw pillows, rugs, and artwork.
  • Ensure the focal point of the room (e.g., fireplace or feature wall) is highlighted.
  • Remove coasters, remotes, magazines from tables and put in drawers.
  • Fluff pillows. Hide throw blankets. Too many can look messy!
  • Remove personal items and photos that may appear on public websites.
  • Hide cords from TVs or electronics.

Kitchen:

  • Clear countertops of clutter, leaving only essential items. Completely clear your countertops to show off your prep space. Only 1-2 appliances out on counters, if at all.
  • Clean all appliances inside and out, including the oven and refrigerator.
  • Organize cabinets and drawers neatly.
  • Remove all magnets from fridge.
  • Hide dishtowel (if any). Do not hang off of stove handle.

Bedrooms:

  • Make the bed with fresh, neatly pressed linens. Think: hotel-made beds!
  • Remove excess furniture to create a spacious feel.
  • Add decorative pillows or throws to enhance the bed’s appearance.
  • Keep nightstands clutter-free with only essential items like lamps and a book.
  • No clothes or robes on the back of the door.
  • No visible laundry baskets or clothes on the floor.
  • Hide jewelry, perfume, makeup, etc that may be photographed and put on public websites.

Bathrooms:

  • Clean thoroughly, paying attention to grout, faucets, and mirrors.
  • Replace worn or outdated shower curtains and bath mats.
  • Display fresh, crisp towels neatly folded or hung.
  • Hide all hygiene products (including shampoo/ conditioner) when pictures are being taken.
  • Empty garbages and put the toilet seat down!
  • Clear the vanity for photos.

Dining Room:

  • Set the table with a simple centrepiece. Do NOT set your table with dishes. It prevents “clean lines” from being shown.
  • Ensure chairs are arranged neatly around the table.
  • Ensure hutches/cabinets are not cluttered.

Entryway/Hallway:

  • Create an inviting first impression with a clean and clutter-free entryway.
  • Vacuum welcome mat and entry area.
  • Ensure coats, shoes, and other personal items are neatly stored away.
  • If you have a side table, keep it free of key, mails, etc.

Outdoor Spaces:

  • Keep the lawn mowed and landscaping tidy.
  • Sweep pathways and clean outdoor furniture.
  • Add potted plants or flowers to enhance curb appeal.
  • Repair any visible exterior damage such as cracked walkways or peeling paint.
  • Cars to be in the garage or off the driveway for photos.
  • Garbage or recycling bins hidden or in the garage.
  • Patio furniture out (if applicable).
